Landlord Gas Safety Testing & Certification
Currently, the law dictates that all landlords must have a valid CP12 Gas Safety Certificate for any property that is rented out. This gas certificate lasts for 12 months, and it must be issued by an engineer who is registered as Gas Safe Approved. At MCR Gas, we have a team of engineers who are qualified and registered to issue landlord safety certificates.
In order to keep compliant as a landlord, you are responsible for the maintenance of the gas pipes, appliances and flues of all items that are part of the property. Services should be carried out in accordance with the appliances’ manuals or at least annually, and you should keep records of the services. A copy of the records also need to be given to your tenants. The checks carried out by a Gas Safe engineer must ensure that the appliances are working correctly, with no signs of faults. The inspection will also check that no dangerous fumes are escaping.
Safety Checks Help A Landlord
These annual checks are beneficial for the landlord in a number of ways. It will put your mind at ease knowing that you are acting responsibly and complying legally. The certificates will give you written evidence that the gas appliances were in good working order at a recorded date should any conflicts occur. You will also be informed if there are any vulnerable parts to your system that will need attention in the near future, giving you time to plan repairs to be done. This is less stressful than receiving a call from your tenant telling you that the boiler has failed and you need to arrange an emergency plumber.

How Long Does A Landlord Safety Check Take?
We should only be in the property for around 30 to 45 minutes. We will need access to the boiler, flue and any other gas appliances. We will leave everything exactly as we have found it, and be out of the way as quickly as possible.
